Just received one Ring Flood/Freeze Sensor yesterday & it was easy to add to my system. It was a little hard twisting open the unit to remove the battery strip. In the Ring app you know it’s connected when it says “cleared” like the zwave First Alert Smoke/CO detector shows up in system too. I hope eventually these come down in price so I can put them all around house under sinks & behind toilets etc ... I turned on alerts & put a drop of water underneath it on the metal contact & it immediately sent my phone a notification alert that water touched it so I know it works.
Two things this sensor doesn’t do that I wish it did is the following:

When I tested the sensor by dabbing some water on the metal contact on the bottom I got a silent phone notification alert, but the sensor device itself made no sound at all which seems silly to me. Also I can’t find a way for the app to let me choose an audible alert too. Hopefully they add that feature to the Ring app eventually. This type of notification alert is one of the most important alerts we could get if there is a water leak & without being able to be alerted audibly hours could go by before I notice the visual alert on my phone. Had to edit my review & take away 1 star due to lack of any audible alert on the device itself or within the app itself. A visual notification alert on the phone is not enough.

Update 05-04-19 They have updated the Ring App now to allow an audible alert on phone now instead of just a silent push notification. When I put a little water on the metal sensors to test it today I not only got a push notification with audible alert on phone but the ring monitoring service had an automated notice call me immediately on my phone alerting me immediately that the water detector detected water on it. This wasn't the case when I tested it in January & nice update. As a result I'm upgrading my review from 4 stars to 5.

I just recently moved to the Ring alarm system from an original SimpliSafe system. It’s a great system so far. The Flood and Freeze Sensor is great except for one complaint. It’s too big. The water sensors from SimpliSafe were perfect size to go anywhere. The ring sensor will go most places, but for example I was unable slide one under my refrigerator. I had to pull my refrigerator away from the wall and place it behind it. Not a deal breaker, but the height of the ring sensor is at least 2X when compared to the SimpliSafe water sensor.

The low temperature alert goes off at 50 degrees! I have an ecobee remote temperature sensor right next to it. I even put other handheld thermometers next to the sensor showing a temperature of 50 degrees meanwhile this Ring Alarm Flood and freeze Sensor keeps alerting me the temperature is too low. At least the water sensor works right. I should get a refund for half of the cost of this item since it only half works.

UPDATE: Ring immediately contacted me after my 1-star review to find out the problem. They quickly put out a firmware update a few days after for the sensor that corrected the temperature treshold for freeze alerts. The sensor now works as designed. Still wish Ring worked with Apple HomeKit. Ring customer service was 5 stars, though!

Quick and easy to install. A well designed product. Elegant. The top unscrews off by a short turn. There are marks on the side, a full circle (closed) and a half circle (open) The top is very slippery so like a jar lid use something like those rubber circle things to grip it as it is on tight (with a rubber seal between the pieces.) Putting it back you need to carefully place the top with the guide mark circles as not to damage it. The large lever switch you see inside is the fault switch. The setup button is the little button between the battery end and lever switch. This is clearly explained in the enclosed instruction sheet with photos. One the setup/install is all finished, you can test the flood alarm part by using the plastic container it was sitting in the box. Put a little water in the container and place the sensor (bottom down of course) into the container and it should trigger off the flood alarm. I bought many more no that I see how nice it is. As of the date I received mine, the app alerted me that each needed a firmware update and I followed the easy steps to schedule it (which it does all on its own). They really though ahead with this system with the ability to do firmware (the internal software) updates to fix bugs or make improvements. Takes pretty much no time at all to get it going. One tip, use a label maker or Sharpe to write under the word RING (not above it) where sensor is for as years from now you might be replacing the batteries and not easily know which is which.

I bought this kit to replace my LifeShield system. When I ordered I got enough kit to replace sensor for sensor. All of the kit arrived and I started the process of setting it up. The base connected to my network without a hitch but I wasn't unable to get ANY of the other devices to connect to the base. I had keypads, contact sensors, motion sensors, water and fire sensors and NONE of them would connect. So I reached out to support via email. In hind sight I should have just called but I was hoping for a short, quick answer that would solve all of my problems. That didn't happen and I got pretty frustrated. After several hours over several days of finding other reports online and trying what they had tried I was ready to throw in the towel. Then Danielle contacted me. She put me in touch with Nick in tech support and he tried for over an hour with me to get something, anything to connect. He had me disconnect other stuff in my house that could be causing interference with no luck. Finally I gave up out of frustration. I really wanted this kit to work because I already have Ring cameras and wanted an all-in-one solution.

I waited a couple of days for Danielle to get back to me. In the mean time I spent time here and there trying to see if I could get something to connect, but with no success. Until today. Today I literally shut off the power to every single thing in my house except for my internet connection gear and I started over. Base station came right up. Plugged in the keypad and it looked like it was going to fail like it always has, until it CONNECTED! Contact sensor? CONNECTED! Motion? Water? Fire? Other keypads? All CONNECTED!

My existing alarm is from LifeShield. Turns out I had two repeaters I did not remember installing that were causing interference and preventing the sensors from communicating with the base. Once those were off I had no issues connecting up the rest of the kit.

I still have not installed this as my active alarm but I will get that done soon. Bottom line is that my initial review and bad experience with this alarm were all caused by other kit in my house. The support I got from Ring, even when I wasn't kind, was great. For that they get 5 stars and I will come back and update this review once I have some experience with the system.

The flood and freeze sensor came as part of our alarm kit. Honestly living in Florida away from the water I figured it was kind of a throwaway extra. The only place I could think to put it was in the garage between our hot water heater and our extra freezer figuring it’d catch if one of them leaked. To my great surprise I woke up to a robo call at 8am about two weeks later saying water was detected. Sure enough I went into the garage to find the sensor in a small puddle of water. It was not the water heater or the freezer though. Apparently there was a crack in our exterior wall letting our neighbors’ sprinkler water seep through the wall. The puddle was in the corner of my garage just by chance where I put the sensor and I never would have caught it without this sensor. This thing works and saved us from a bigger issue had we not caught this unexpected problem. I’m so happy we got it!

This is easy to set up and install and seems to work great. When you first get it it will alarm when temperature drops below 50. But they have a firmware update that fixes this and moves the alarm to where it should be - at 40 degrees. The sensor is a bit big which can limit where you put it. For example we can’t put this UNDER our washing machine but can place it beside it and the wall. It’s also tricky to open but you shouldn’t really have to do this aside from at setup and if you have to tamper it to wake it up. It just twists open it’s just hard to get a good grip on it to open it.

I really do like it. It works well. I use it in the area under my fish tank. But I think I have to agree with everyone else's review. Why doesn't it set some type of alarm off? I do have a chirp alarm set so it makes the same noise opening a door or window makes. But if I don't hear that single chirp or have my phone with me, I won't know I have a leak. I really hope they allow some type of alarm to sound. I have another loud audible leak alarm next to it just in case.

This review is for the water sensor. After taking this out of the box I set it up (quick and easy), tested it (put it in plate with a little water) and viola - good to go. Really like the fact that it connects to our alarm system and the app on my phone let's me know if it activates. Definitely recommend.

After having 2 pipes burst in my house in the matter of a 6 month. And either me or my wife coming home to several inches of water in the basement and then having to spend thousands in mold mediation this little gadget to go along with the new ring alarm system is amazing I've tested it a 100 times by pouring water on the floor it has never failed it always works I highly suggested it is a 100 times better to come home to a 1/2 inch of water then to 6" of it
